An open section of land outside the Stock & Field (formerly Big R) store in Morris soon will house three new businesses.

On Tuesday, the Morris City Council approved a number of ordinances that clear the way for the new development on the two-lot business subdivision at Route 47 and Green Acres Drive. The developer, GW Property Group LLC, has plans to construct two buildings.

The first will house a standalone Panda Express restaurant.

The second building will house a Starbucks and an Aspen Dental franchise.

The developer will be required to construct a sidewalk connection to the new stores from Green Acres Drive.

Both the Panda Express and the Starbucks are slated to have both dine-in areas, as well as drive-thru lanes.

The site will contain room for eight vehicles in the drive-thru lane at Panda Express, and nine vehicles at Starbucks, with both drive-thru areas, including an “escape lane” for drivers who get impatient and want to leave the line.

The property currently is being used as overflow storage for the Stock & Field store.

The proposal was the subject of a public hearing before the Planning Commission in January and gained approval from the Development Review Committee last week. There were no comments made during the public hearing.

The Planning Commission recommendation noted that no residential areas will be impacted by the new construction, as the subdivision already sits in a business-zoned area.

The council unanimously approved ordinances allowing for the conditional use, drive-thru lanes, as well as front and side setback variances for both buildings in the new development.

A date for groundbreaking at the site has not yet been determined.
