What’s the best humidity level for mold-free basements?

How to maintain a healthy basement that’s clean, dry, and free of mold, rodents, and bugs? The Basement Health Association (BHA) explains that unwanted basement moisture is linked to insect infestations, mold, and other problems. “Dampness and high humidity can attract pests who need water for survival.”

High basement humidity is a top cause of mold growth, according to Tom Eppers, co-owner, Dowe & Wagner, a heating, ventilation and air-conditioning company. Basements are often poorly insulated, which allows outside air/ground temperatures and humidity levels to impact the inside air. Cracked foundations can affect humidity, too.

The BHA says, “Mold and mildew flourish when the relative humidity level is above 80 percent. Therefore, all basements – finished or unfinished – should be kept at or below 50% relative humidity. To maintain that level, use a dehumidifier and measure the humidity often.”

The optimum basement temperatures? About 80-degrees F or less in summer, and at least 58- to 60-degrees F in the winter.

“The best way to maintain a 50% relative humidity level is to keep it warm in the winter. Most people are prone to turn down the heat in the basement if they’re not using it. However, when the air is warming and cooling, the air will actually create more moisture that may lead to mold and mildew growth.”

Now in the summer, tips to keep basement humidity ideal include keeping the air moving with fans when necessary, closing any basement windows to reduce moisture levels, and avoiding using sprinklers too close to your home’s foundation. Experts add to maintain gutters and downspouts to ensure that rainwater is re-directed away from the home. Sealing any foundation cracks reduces moisture, too.
