3 Things Home Sellers Should Know About Radon Testing and Mitigation

If you’re preparing to put your home on the market, or even if it’s already been listed, you should have an understanding of the radon level in your home and whether it can affect the selling process. Since issues can arise if a radon problem is suspected or discovered when the buyer and seller are already in the midst of a real estate transaction, it’s best to test in advance so the results can be disclosed properly and high radon levels can be mitigated. Here are 3 things home sellers should know about radon testing and mitigation:

1. If you’ve already had the home tested for radon, the results should be provided to potential buyers. If the home has been renovated since the test was performed, an interested buyer may request a new test. If the buyer plans to have a bedroom or other frequently used living space in a basement, or if the last test was performed more than two years prior, an updated radon test is necessary.

2. If you don’t know whether your home has been tested for radon, have one performed by a certified radon professional with a continuous radon monitor. The device should be placed in the lowest level of the home, even if it is currently unfinished. A potential buyer may plan to convert it into livable space after the purchase. If the home is tested for radon and the levels are unacceptable, the problem should be corrected before listing the home.
