Gas station developer wants to annex land to St. Charles

Public hearing on proposed annexation agreement will be held during Monday's City Council meeting

ST. CHARLES – A developer continues to move forward with plans to build a gas station, convenience store and car wash on a a 2.37 acre parcel known as the Regole family homestead located at the southeast corner of Kirk Road and East Main Street.

Warrenville-based CIMA Developers, LP has submitted plans to develop the property for a eight pump Pride gas station. The plans also include the construction of a 4,500-square-foot convenience store with a quick-serve restaurant inside (Taco Urbano) as well as an automatic car wash.

The property is currently located in unincorporated Kane County, but the developer wants to annex to St. Charles. A public hearing will be held at Monday's St. Charles City Council meeting.

In-person attendance at the meeting is allowed, but because of capacity limitations put in place to slow the spread of COVID-19, teleconferencing is available for those who wish to listen in. Attendees may be asked to wait in alternate room locations while other agenda items are being discussed, according to the city's website.

Those who have comments about the annexation agreement can submit statements orally or in writing or both. Written comments can be submitted to: cd@stcharlesil.gov.

According to city planner Ellen Johnson, the property contains several buildings, including a house, barn, shed and corn crib that have been vacant for a number of years.

"The Regole family once farmed around 300 acres of land in the surrounding area," Johnson said in a report to St. Charles plan commissioners. "The farmland was sold off over time, making way for development of the Main Street Commons shopping center surrounding the subject property on the east and south sides, and Stuart’s Crossing to the north and west."
